FINDING THE PERFECT SOUTH FLORIDA HOME

With several thousand Realtors to choose from, how can you tell one from the other? Doesn’t every Realtor offer the same services? These may be several of the questions running through your head. It is important to choose a Realtor who has experience, a good knowledge of the area you’ve selected, a professional approach to the real estate business and who is a skilled negotiator who will represent your interest throughout the buying process. As you review the services I provide, you will see that I will satisfy all of these important criteria.

If we decide to work together, these are the things I will do for you:

1. I will ask you a comprehensive list of questions designed to determine your needs, goals and priorities, including the communities that will satisfy the foregoing. I am very familiar with South Florida real estate having sold homes from Miami to Boynton Beach, from Weston to Las Olas, and everywhere in between including: Miami Lakes, Aventura, Miami Beach, Miramar, Pembroke Pines, Davie, Cooper City, Plantation, Weston, South Miami, Sunrise, Coral Springs, Parkland, Ft. Lauderdale, Boca Raton, Pompano, Hollywood, Boynton Beach and Deerfield Beach.

2. I will utilize various resources (such as the MLS and my numerous contacts) to find homes and neighborhoods that satisfy your family, lifestyle and other needs. This includes resales and new construction. If you come across a resale or a new development on your own, contact me to schedule an appointment to view it since the realtor or builder’s representative who advertises that home will not be working for you. I will.

3. I will schedule appointments to view all homes that meet your specific criteria.

4. I will tour all potential homes with you, pointing out the benefits and potential disadvantages of the home and the surrounding community.

5. Once we find a home that you like, I will prepare a Comparative Market Analysis to determine a reasonable price for the home.

6. I will assist you in obtaining a loan pre-qualification letter. This will confirm the price range suitable for you and will speed up the purchasing process.

7. I will utilize my experience as a realtor to negotiate the Contract for Purchase for the lowest price and with the most favorable terms.

8. Once our offer is accepted, I will (a) help you secure financing, (b) arrange for the physical inspection of the home, (c) arrange for a title search and title insurance, (d) arrange for the home to be surveyed, (e) assist you in obtaining homeowner’s insurance, and (f) arrange for a closing agent who will handle the closing.

9. I will accompany you on the pre-closing walk-through of the home to insure that the condition of the home has not changed since the time of the Contract.

10. I will attend the closing with you.

11. I will follow-up with you after the closing to determine if I can be of any additional assistance.
